Dark Store – store or storage?
As a result of the pandemic, the e-commerce market is developing dynamically. The demand for warehouse space is constantly growing, especially in the area of last mile warehouses. From the customer's point of view, modern commerce has to be easily accessible, convenient and fast. This is where the warehouse space market welcomes the idea of dark stores.
Dark store is a mini distribution center that works almost like traditional store. The dark store is organized like a large supermarket, allowing you to buy everyday goods - from groceries to chemicals and small electronics. The dark store is distinguished by one thing - no buyers. Purchases are made online, through dedicated applications, completed by store employees and delivered to the customer's door within 10-15 minutes.
The idea of dark stores appeared in France for over 20 years, but only in the last two years, as a result of a pandemic and the introduction of lockdowns, has it been intensively developed. In response to the rapid increase in online sales, the e-grocery industry has taken steps to meet the expectations of customers - to provide a wide range of goods, including fresh food products, bringing the delivery time closer to that actually spent shopping in the store.
So what distinguishes a dark store from small business unit warehouses available on the market? The recipient is primarily a retail customer. The store's assortment is selected according to his needs, and the location of the warehouse space allows for quick and effective delivery. In practice, this means that traditional large-scale last mile warehouses for the e-commerce industry are supplemented by a network of smaller spaces within city limits. In agglomeration centers, the network of warehouse facilities is constantly densified in order to deliver goods to the customer as quickly as possible, where parcel lockers and dark store spaces are the last link.
Currently, in addition to Carrefour, which has been offering online shopping services for years, the dark store are also successfully operated by the Glovo, Lisek, Jokr and Swift chains on the Polish market. In recent months, Biedronka has joined with a dedicated brand Biedronka Express BIEK, and the Żabka chain of stores is currently testing the first three points in Warsaw. As you can see, dark stores definitely enter the urban space, gradually blurring the differences and combining the functions of warehouse space with utility space.
Sevivon with new office within Garnizon district
The Garrison (Garnizon) - a multifunctional city concept, expanding in the center of Gdańsk, will welcome the new tenant, in the second quarter of this year. The Sevivon company, providing comprehensive services in the field of design and executive supervision of wind farms, will move into the modern space of the GATO office building.

Sevivon is a company founded in 2008, now part of the WKN Windkraft Nord AG group based in Husum. The combination of German precision and experience, with Polish technical thought, over the years, allowed to build one of the few companies in Poland, comprehensively operating on the renewable energy market. The company, dealing with project development, financing, management and supervision, currently has three branches in Poland, including one in Gdańsk.
From the very beginning, we wanted our office to be still located in the vicinity of Gdańsk Wrzeszcz. The rental offer in the Gato building convinced us not only with a modern, comfortable office space, but also with the whole concept that is hidden under the name Garnizon. The new headquarters will be opened at the beginning of June. Over 500 sq m of space, located in the GATO office building, was created as part of the extension of office space in Garnizon in Gdańsk.

Vet Planet with new warehouse in Bydgoszcz
The new logistics center of the Vet Expert brand, a specialist in the field of supplements and cosmetics for dogs and cats, will be opened at the beginning of April in Panattoni Park Bydgoszcz I. The modern space will cover over 3,200 m2 of warehouse and office space and will significantly increase the efficiency of the company's logistics activities.

For over 12 years, Vet Planet has been combining love for animals and the needs of the veterinary industry with the results of the latest scientific research. Since 2008, the company has been creating the VetExpert brand, offering over 600 professional care products, supplements and pet food in 30 countries.
The new warehouse center in Bydgoszcz will be opened at the beginning of April this year. Over 3,200 sq m of warehouse and office space, Vet Planet will consolidate the company's existing branches in Warsaw and Łódź. The enlarged space will be a response to the growing needs of the e-commerce industry, enabling increased efficiency in the field of logistics activities. At the same time, it will contribute to the creation of 30 new jobs in the area.
The decision to merge the two existing warehouses into a logistics center based in Bydgoszcz, was made based on the very good location of Bydgoszcz and in relation to our strategic development plans. Panattoni Park Bydgoszcz is the developer's first investment in Bydgoszcz, covering almost 50,000 sq m. warehouse and office space in three A-class facilities. The park is located 9 km from the city center, in the vicinity of the Piła - Bydgoszcz - Warsaw railway line and the Bydgoszcz Industrial and Technological Park (BPPT).
